You may soon be able to shop while you're waiting to see your doctor. Medical offices ranging from physician groups to outpatient clinics to ambulatory surgical centers are among the newest occupants in shopping centers.

The trend offers a triple win: It's easier and more comfortable for consumers to access healthcare at a shopping center than on a hospital campus, the retail setting is more prominent for the medical office, and the shopping center owner can fill space being vacated as retailers downsize their stores and shift more sales to the Internet. Shopping center owners also like medical tenants because they invest much more money in build-out than the typical retail tenant.
Strip malls are viewed as especially convenient alternatives, with ample parking available and the ability to walk right in to the front desk instead of getting lost in a large hospital. According to a study performed by Atlanta-based healthcare real estate specialist Eastwood Real Estate Services L.L.C. some years back, the mix of uses also benefits the healthcare provider: The perfect location and combination of amenities for doctors, according to responses, include free parking near the front door, location in a one-story building and proximity to services such as imaging, lab and pharmacy—all amenities a retail space might offer.
