Tailored Solutions For International Real Estate Management – a JLL Case Study

Jones Lang LaSalle (JLL) claims to be close to their customers and so can satisfy their needs and requirements exactly. “For us that is a tried and tested foundation for long-term customer relations” explains Dr Alexander Prokot, Head of Management Services for Germany. The best solutions for customers can only be developed through long-term partnerships. An important tool in this partnership is the real estate platform Yardi Voyager and the resulting collaboration with iMS in Mainz, a company taken over by Yardi at the beginning of 2016. “The combination

of an international, high-performance platform and a service provider who understands the German market perfectly was decisive for us” Prokot continues.

JLL, with over 200 employees, is active in the asset and property management sector in Germany and has the best established network of offices and service offering in Germany compared to its competitors. It looks after c. 700 buildings with a total rentable area of around 6 million square metres. The value of the assets under management is around 8 million euros. Service is offered for all categories of assets – with the main focus on the categories office and commercial properties. It carries out its own research to try and generate added value for its customers – including JLL’s service charge analysis, OSCAR, which is recognised and intensively used throughout the sector; it contains an annual analysis of the operating costs for office space.

In Germany JLL has used efficient, integrated solutions for property management in the past and has exerted a decisive influence on the development of these systems. The decision was taken last year to use Yardi Voyager as its pan-European real estate platform. The following considerations were instrumental in this decision:

  • International investors are active across many European countries. A standard platform will making reporting for customers significantly easier.
  • With Orion BI, Yardi Voyager offers an integrated business intelligence function that generates management evaluations from an operational database. Asset management can access all data created in property management via Voyager using a fully integrated system without interfaces.
  • Mobile apps facilitate access to all relevant back office information via mobile devices.
  • This uniform pan-European platform standardises work processes in all JLL offices across all countries; requirements specific to certain countries are incorporated and are even developed further. For example, Yardi and JLL implemented the DATEV interface together.

JLL is installing the system across Europe with a standardised approach for all countries. Of course a lot of meticulous work is needed to adapt Yardi and this “pan-European database” in particular. The first portfolios have been migrated and have gone live. JLL expects the partnership with Yardi to provide support for its future growth, especially since more and more international investors are using Yardi solutions around the globe.
