Yardi Voyager for Germany Reaches New Milestone

Yardi’s philosophy has, for many years, been to invest in developing real estate specific solutions and services for the local markets they serve and this is especially the case in Germany. Following last years’ acquisition of Mainz based software company iMS GmbH, Yardi set in motion some ambitious plans for growth and is pleased to announce some important new milestones.

The Completion of Adaptations for the German Market
A User Group for German Voyager customers has existed for several years now. The last meeting took place in Mainz in June 2016 and for the first time, iMS product consultants also participated in the event. This team was able to bring specific market knowledge and expertise to the process due to their familiarity with specific, detailed requirements for the German market.

In addition, several meetings were held at Yardi's customers who are familiar with both Voyager and iMS. From these appointments, a list of requirements emerged, and these have now been implemented in the Voyager platform by the team based in Mainz. A special rent-roll has already been implemented for the German market and one of the larger projects is the "Requirement for the treatment of pre-tax correction according to § 15a UStG".

The aim here is to correct the original deduction for mixed-use real estate in a retroactive manner for a period of up to ten years, when a non-taxable tenant becomes a tax-free tenant. It is now possible in these cases to recalculate the existing input tax distribution by the system and to have automatic correction entries generated if the calculated changes exceed the legal marginal limits. Furthermore, there is currently an advanced functionality for sales tax pre-registration according to the Elster standard.

Translation of the English-language software into German
One of the challenges with translated German is that the terms are usually much longer than the English. Since field lengths in the masks and reports has a limit, abbreviations are used or the complete German term can only be made visible by an additional mouse click.

Another challenge has ben the multiple meaning of English terms. For example, the term "to" can be used temporally and spatially, which in German requires two different translations ("bis" or "an"). A correct translation in a context inevitably results in a wrong translation in another context.

In techni al terms, the translation implemented by a dictionary table, which is integrated into the Voyager software. Any English-language term is replaced by the corresponding German-language term. If there are several meanings, the translation process automatically determines which translation is to be used based on the screen template used.

The Technical requirements for this mask-specific translation had to be realized in a preliminary project. Considering that Voyager alone has more than 15,000 warnings, you can gauge the task of a complete translation.

A first demo version was completed at the beginning of 2017 and over the course of this year customers in Germany will benefit from the translation enhancements made to the Voyager platform.
